During the last 4 years, the Costa del Sol property market, as a whole, has been rising at between 15% - 20% per annum. To be more specific, the prices of property in the Marbella area and its surrounding regions have been rising at closer to 25% year on year. Many experts are predicting that this trend looks set to continue, particularly while the above reasons apply to the area.

Regardless of economic ups and downs there is one single unchanging factor that no expert could begin to dispute. The weather is without question the best in Europe. As a result, the Costa del Sol has proved to be a ‘mecca’ to the wealthier northern Europeans for whom ‘a holiday home in the sun’ is fast becoming a necessity.This has led to an unprecedented rise in the value of properties along the 70-mile coastal fringe over the past few years. Being only of limited size, the areas around the major towns and resorts are in increasing demand, which in turn is pushing up property values in the most attractive urbanisations.
Cheaper flights
With a sharp increase in air traffic and cheaper travel from the low-budget carriers the Spanish coast can only enjoy the benefit of growth. Flights from the United Kingdom take as little as 2.5 hours, and more importantly, Malaga airport is also set to double in capacity by the year 2007. The travel time by car from Malaga to Marbella is approximately 30 mins.
This makes it more attractive to people seeking holiday homes as they can go away for the weekend instead of expensive long haul flights, and as a result it also makes it easier to rent all-year-round.
No working restrictions
There are no longer barriers to living and working in Spain and rather than people buying holiday homes the population is starting to migrate on a wholesale basis. It is due to genuine career and business opportunities that has lead to this migration of a diverse population influx to the area.
Population Growth
It is predicted that 800,000 families from the UK and from Germany will purchase property in spain over the next five years. In a recent UK survey Spain topped the list of countries that people would like to emigrate too.
It is also predicted that the 12.6 billion Euros generated from the tourism industry will rise in excess of 8%.
